In the review of consulting company Jones Lang LaSalle it is noticed that in comparison with the first quarter in the Moscow office market demand revival, however its level was observed remains essentially below pre-crisis level. On this background offer growth has led to growth of share of the empty areas in Moscow to 18 percent.
Experts of the company consider that the basic correction of rates in office market of Moscow has already occurred. In second half of 2009 Jones Lang LaSalle expects gradual stabilisation of rent rates on office premises.
Earlier company Cushman both Wakefield Stiles and Riabokobylko (C&W/S&R) informed, what even in the conditions of deficiency of proceeds of credit in the Moscow market of the real estate in 2009 developers of office centres practically will repeat record results of 2008, having constructed about two millions square metres of offices.
In 2008 Moscow was on the first place among the European megacities on volumes of new office building (2,1 million "squares"). The second place Paris (about one million square metres) has occupied, the third - Bruxelles (about 500 thousand squares). Last years on the average the European city annually was under construction on 200-300 thousand square metres.
Thus analysts notice that demand for rent of the Moscow offices falls even in the conditions of sharp decrease in rates which proceeds from the fourth quarter 2008. One of the basic tendencies of the market of office rent experts name prompt growth of the offer on subrent.
